Sardinia – Costa Del Turchese Village – Badesi (OT)

In Badesi, north Sardinia, 80 km. from both Olbia and Alghero airports, there is a residence called “Costa del Turchese”. The village is totally independent but, at the same time, located in the Badesi village, so at easily reach from local facilities (medical centre, banks, markets, restaurants, etc.) throughout the year. Pendragon Sardinia Srl initially acquired 23 units and than additional 35 units + 1 office. The properties were purchased through auctions and therefore the fund was able to obtain them at a competitive price.

Moreover through the active management of the flats (www.pendrasardinia.com/badesi) the rental obtained from the rent during the holiday season will ensure a fixed income for the Fund. The fund receives approximately 550’000 euros per year from the direct rental activity.

Sardinia – Horizon Hotel, Lounge Bar and TerraEmare Restaurant – Badesi (OT)

In June 2019 we opened the new hotel Horizon www.horizonbadesi.com which has 20 rooms and 4 stars standing. The hotel is near our residence Costa Del Turchese and above our restaurant TerraEmare and the Horizon Lounge Bar. The hotel is open throughout the year.

Sardinia – Costa Paradiso Village (OT)

The  residence  “Costa  Paradiso” is located northeastern Sardinia 20 km from Badesi  in  the  county  of  Trinità  d’Agultu  north of Castelsardo, 90 km from Olbia and Alghero Airports. The location  is  one  of the best known in the Northern region of Sardinia and very  much  appreciate  by  Italians  and  Europeans  travellers. The residential area includes almost 4000 single villas and apartments for a total population during the holiday period of 12.000 people.

Pendragon Sardinia acquired in 2013 for 11 flats in a unique building named “La Falata” in the private context of Costa Paradiso Village.  “La Falata” has a privileged position, near town center and has its private swimming pool.

Until end of 2018 we outsourced to an external tour operator with 42’000 euros per year rental contract. From 2019 we manage it directly and we generate approximately 80’000 euros per year from direct renting through the fund tour operator www.pendrasardinia.com/lafalata

Sardinia – Borgo di Punta Tegge – La Maddalena (OT)

In the famous location of La Maddalena island, worldwide known, Pendragon Sardinia Srl acquired 7 units residential apartments, built in Borgo Punta Tegge.

Borgo Punta Tegge is a top touristic location within La Maddalena and lays in front of Porto Rafael (Sardinian Coast and Spargi island). The apartment were acquired at a discount.

The fund receives approximately 65’000 euros income per year from the direct rental during the summer.


France – Combloux

In Combloux the fund acquired 1 large  unit (chalet) on 2 floors, the chalet has been renovated in order to create 2 large apartments with high standing with garages and parking spaces for a total of 300 square meters. We acquired also a land on which we built three chalets with 3 apartments each for a total of 1’457 square meters. The Apartments have a spectacular view of the Mont Blanc and its adjacent territories.

The apartments are rented as holiday destinations via Airbnb and booking.com and generates approximately 150’000 euros of net profit per year.

France – Les Houches

Les Paradis, is located only 5 minutes from the centre of Les Houches and from the Ski lift and slopes. Pendragon bought the Chalet to convert it in  2 luxury apartments and is currently full renovating them. Each apartment has his garage plus external parking. The properties will be finalised in 2020 and we expect to sell them by the end of 2021. Current market value 1.4 mio euros.

Golasecca (VA) – Italy

Pendragon Italia Srl acquired 14 terraced houses for a total of 2’500 square meters.

The houses have been acquired at hard discount due to financial difficulties of the previous owner with construction works almost completed as only 10% of the construction works had to be carried out.

We have completed the houses by laying down the floors and fitting the bathrooms.

The houses were acquired at auction at 370 euro per square meter and we invested 200 euros per square meter to complete the works. 

We are currently selling the house at 1’100 euro per square meter.

12 houses out of 14 have already been sold.

Melide – Switzerland

In February 2020 the fund started the management of Lac Hotel and Restaurant in Melide, Switzerland. The Hotel has 16 rooms with high standing and mostly with lake view. On the ground floor and lower ground floors there are the Lac Restaurant and Lac Lounge Bar which have a spectacular view of the lake and lay right in front of it. They are open throughout the year and clients are both tourists and locals. Sardinia – Cala Rossa – Isola Rossa

The resort “Cala Rossa” is located in northeastern Sardinia in  the  county  of  Trinità d’Agultu north of Castelsardo, 90 km from Olbia and Alghero Airports.

We acquired at auction the whole residence which includes 110 terraced houses and a hotel with 143 rooms.

In 2018 the fund acquired the resort and carried out important refurbishment works and will open and operate from June 2021.
